Plan : Rip out the Utility Room and rebuild. Have managed to triple the storage, re-wire, re-plumb and provide some CAT5 points on the wall.

Note : the ducting in the ceiling is to allow running of cabling to the kitchen from the Garage (Node 0). Dont want to have to destroy the Utility Room ceiling to do this ! Ducting is 2 x 32mm waste pipes.
